How do you screen tenants?
Every applicant goes through a thorough screening process before we make a placement. We evaluate credit history, verified income, rental history, eviction records, employment verification, and background screening where permitted by law. We look for applicants who meet our income requirements, have a demonstrated history of paying on time, and have a clean rental and background record. Every application is evaluated consistently and fairly in compliance with Fair Housing laws. We screen to our own higher standards, not just minimum requirements, because placing the right tenant from the start is the foundation of a successful long term tenancy. -
How much rent can my property earn?
Rental pricing is determined by a combination of factors including current market conditions, comparable rental properties in your area, neighborhood demand, property size, condition, and available amenities. Our goal is to find the right price that attracts qualified tenants quickly while maximizing your return. A well priced property minimizes days on market and keeps your vacancy window as short as possible. We conduct a thorough rental market analysis using local Fort Walton Beach and Emerald Coast data and monitor market activity closely throughout the leasing process, making data driven adjustments when needed to keep your property competitive. -
How do you market my property?
Marketing your property effectively starts with presenting it the right way. How quickly can you lease my property?
Every property and market cycle is different, so no property manager can guarantee a specific timeline. The speed at which a property leases depends on factors such as pricing, condition, location, seasonality, and current market demand. Our goal is to position your property competitively from day one through proper pricing, professional marketing, and prompt follow-up with prospective tenants to help reduce vacancy and secure a qualified resident as quickly as possible. -
What lease terms do you typically offer?
In most cases, our standard lease term is 12 months. However, lease terms may vary depending on market conditions, owner preferences, property type, and tenant qualifications. We are happy to discuss options and recommend a leasing strategy that supports your investment goals. -
Am I required to accept Section 8 tenants?
Florida law generally does not require private landlords to participate in the Housing Choice Voucher (Section 8) program. Participation is typically voluntary unless otherwise required by applicable federal, state, or local regulations. If you choose to participate, we can help ensure the property and tenancy comply with applicable program requirements and inspection standards.

How are rent payments collected and owner distributions handled?
Residents are encouraged to make payments electronically through the resident portal, which provides convenient online payment options and payment tracking. Owner distributions are made through ACH direct deposit. Funds are typically disbursed once monthly after rent collection, owner charges, and any applicable expenses have been processed. Owners receive detailed monthly statements and can access financial information through the Owner Portal at any time. -
Will I have online access to my property information and documents?
Yes. Owners have secure access to our online Owner Portal where they can view statements, lease agreements, maintenance invoices, inspection reports, tax documents, and other important property information 24 hours a day, 7 days a week. This provides full transparency and easy access to information whenever you need it. -
How do you handle maintenance, emergencies, and property inspections?
Our team coordinates routine maintenance, repairs, vendor communication, and emergency service requests on behalf of property owners. For maintenance emergencies, we maintain after-hours emergency procedures to help address urgent issues as quickly as possible. We also conduct inspections at various stages of tenancy, including move-in and move-out inspections, and may perform additional inspections during occupancy when appropriate. These inspections help document property conditions and identify maintenance concerns before they become larger issues. -
Do owners approve maintenance repairs?
For non-emergency repairs, we follow the authorization procedures outlined in our management agreement. Emergency situations involving health, safety, habitability, or prevention of further property damage may require immediate action to protect the property and occupants. Our goal is to balance owner involvement with timely response and protection of the asset. -
Do you coordinate tenant move-ins and move-outs?
Yes. We coordinate the entire process including lease execution, possession procedures, move-in documentation, move-out inspections, security deposit processing, and turnover coordination between residents. Proper documentation during these transitions helps protect owners and reduce disputes. -
Do you conduct rental market analysis and pricing reviews?
Yes. Rental markets change constantly. We regularly monitor local rental activity, market trends, competing inventory, and leasing performance to help owners remain competitive and maximize rental income over time.

What guarantees do you offer?
We offer three core guarantees to every property owner we serve. Our Always Do the Right Thing Guarantee means you will always receive honest communication, principled decision making, and a solution focused team regardless of the situation. Our Eviction Protection Guarantee means that if a resident we place ever requires eviction, our Owner Legal Protection Program handles the entire legal process through a licensed attorney at no cost to you, with additional placement and rent protection for qualifying placements within the first 12 months. Our Freedom Guarantee means every management agreement is month to month with no long term commitment and no termination penalties. Thirty days notice is all it takes. -
What happens if a tenant needs to be evicted?
If a resident we place ever requires eviction, our Owner Legal Protection Program ensures the entire process is handled by a licensed attorney in full compliance with Florida law at no cost to you. We coordinate every step of the legal process from start to finish so you are never left navigating the eviction process alone or out of pocket. For placements within the first 12 months, our protection goes further, securing a replacement tenant at no additional leasing fee and compensating you for up to one month of lost rent in cases of non-payment. Our screening process is designed to make evictions rare, but when they do occur you will never face them alone. -
What happens if a tenant breaks their lease?
If a tenant needs to terminate a lease early, we work to enforce the lease terms, minimize vacancy, and begin marketing the property as quickly as possible. Each situation is unique and may involve lease termination fees, military orders, continued rent obligations, or other circumstances governed by Florida law and the lease agreement. Our goal is to reduce disruption and protect the owner's investment whenever possible. -
Do I need landlord insurance?
Yes. Standard homeowner insurance policies are generally not designed to cover rental properties and may not provide adequate protection once a property is tenant occupied. We strongly recommend that all owners maintain an appropriate landlord or dwelling policy and discuss coverage options with their insurance provider. Depending on the property and location, additional coverage such as flood insurance, windstorm coverage, loss of rents, or umbrella liability protection may also be appropriate. As an added layer of protection, properties enrolled in our Owner Legal Protection Program receive up to $1,000,000 in liability protection coverage related to qualifying claims, subject to the terms, conditions, and limitations of the program. This protection is designed to complement—not replace—your property insurance coverage. We are happy to work with your insurance agent to help ensure your investment property is properly protected. -
Who holds the tenant security deposit?
All American Realty and Investment Group is responsible for collecting, holding, and processing tenant security deposits in accordance with Florida law. Security deposits are maintained in a designated trust account as required by Florida regulations and are administered throughout the tenancy by our management team. At the end of the lease, we coordinate the security deposit disposition process, including any required notices, accounting, and refunds in compliance with Florida Statute 83.49. If deductions are necessary for damages beyond normal wear and tear, unpaid rent, or other lease-related charges, those deductions are handled in accordance with Florida law and the terms of the lease agreement. Our goal is to ensure the entire security deposit process is handled professionally, accurately, and in full compliance with Florida requirements. -
Can I sell my property while it is under management?
Absolutely. As a full-service real estate brokerage and property management company, we can assist owners with both property management and property sales. If you decide to sell, we can help evaluate options, coordinate with tenants when applicable, and develop a strategy designed to minimize disruption while maximizing value. -
Do you work with military owners and relocations?
It is one of the things we do best. Do I have to sign a long term contract?
No. Our management agreements are month to month with no long term commitment and no termination penalties. Thirty days notice is all it takes. We operate this way because we think a property management company should have to earn your business every single day, not hold you in place with a contract. That is a standard we hold ourselves to for every owner and investor we serve throughout Fort Walton Beach and the Emerald Coast. -
