Exterior

• Landscaping Fresh, clean, mowed & trimmed, No overgrown trees or bushes, Mulch and pine straw areas must be refreshed regularly to maintain a neat, uniform look, and all flower beds must be kept free of overgrown weeds.
• Paint Fresh & clean, no peeling paint
• Pressure Washing No algae growth, mildew, and buildup.
• Garage Broom swept with no debris or personal property
• Other: No lawn equipment, tools, or personal property should be left at the property.

Interior

• Appliances / Mechanical: All appliances and mechanical components must be fully functioning and working as designed.
• Smoke Detectors/Carbon Monoxide Detectors: All smoke detectors and carbon monoxide detectors must be in proper working order. Smoke detectors shall not exceed ten (10) years from the date of manufacture, and carbon monoxide detectors shall not exceed five (5) years.
• Carpet: Professional cleaned. No stains, no odor or no tears.  Transition strips must be secured to the floor and not loose.
• Cleanliness: Hospitality clean. Kitchen and bathroom appliances and fixtures should shine. The importance of cleanliness cannot be overstated.
• Doors / Locks: All exterior doors must have working locks. All interior doors should have doorstops installed.
• Kitchen / Bathrooms: Fresh caulking and free of mildew
• Lights: Each fixture must have working and matching light bulbs
• Paint: Must be uniform, with a clean appearance and no scuffs, discoloration, or mismatched touch-ups. Colors should be neutral—not bold or overly vibrant.
• Personal Property: No personal property left behind. This includes furniture, toiletries, shower curtains, pictures. No owner-lock off areas.
• Windows: All windows must have working locks. No draperies. All windows that open must have screens. All windows must have blinds.
